How do I book? How do I pay? How much do I have to pay now to secure my dates? When do I have to pay the balance?

All the homes on the resort are privately owned. You can only reserve our home by contacting me directly by email. Please email me with your requested dates, stating the date you wish to Check-In and the date you wish to Check-Out. We require the names of your family/group members during your stay.

Email me at bookings@veronapalmsflorida.com. I will email you with availability and prices. Please note the signatory must be a member of the party occupying the property and must be 25 years of age and older. To secure your dates, I require a non-refundable deposit of $250 US dollars, plus a signed copy of our Terms and Condition. Once you have paid the deposit, plus a signed copy of our Terms and Condition the home is reserved in your name. The balance should be paid in full 8 weeks prior to your arrival (as per the Terms & Conditions). If your reservation is within 70 days before your arrival, you will be required to pay the full amount with your reservation. Once you have booked and paid in full for your reservation, I then email you back with your personal reservation number and with full instructions on how to get to the Regal Palms Resort, how to Check-In and obtain the keys.

What time can I Check-In?

Our Townhome has to be thoroughly cleaned and made ready for your arrival, check-in time will be anytime after 4 p.m. If you arrive late at night there is no problem since Regal Palms Resort & Spa’s Reception Desk is open 24 hours a day. You will find the staff very friendly and accommodating to your needs. If you arrive earlier than 4 pm, you are welcome to use Regal Palms Resort’s pool facilities while waiting for your unit to be readied for your stay

What time do I have to Check-Out?

Check-Out time is 10 a.m. in order to give the cleaning staff time to prepare our home for our next guests’ arrival.

Do we need travel insurance?

We advise each member of your party takes out adequate holiday insurance to cover cancellation fees and any other losses that may occur during your vacation.

Will I have to pay the $12.95 a day Resort Fee?

Upon check-in, Regal Palms Resort & Spa charges $12.95 a day per home plus tax. These Resort Fees are for the use of all of the Resort facilities. Besides access to the pool area, the fee includes the gym, sauna, steam room, and beach towels for pool area.

Will I have to pay a security deposit when I check-in?

Regal Palms Resort & Spa is run like a hotel so you will be required to fill out a registration form. A $150.00 hold on your credit card will be taken upon check in for damages. At time of check out the home will be inspected for damages, if no damage reported the $150.00 hold will be taken off. If you do not have a credit card please note you must pay $250.00 cash upon check in and you will be mailed a cheque to you once Damages have been cleared. We strongly advise you bring with you a valid credit card to avoid this matter.

A $10.00 hold per Towel card(s) will also be held on your credit card. At the end of your stay make sure you return your towel card(s). If you do not return card(s) a $10.00 per non returned card will be charged against your credit card.

Where do I get the keys from?

Keycards are obtained from the Reservation desk. When you check in at the Regal Palms reservation desk, you will complete the Resort Access Registration form and receive your Pool towel cards, wristbands and resort access cards.

Once you have completed your registration, they will provide you with directions to our home. To gain access through the gate, please use the resort club access card. To enter our home, please use the Electronic Key Pad on the door. A personal secured code will be emailed to you prior to your arrival.

Does the Living Room have a “Sleeper Sofa/Sofa Bed”?

No, our Townhome sleeps 8 people comfortably on beds in bedrooms rather than converting a sofa in the Living Room to an uncomfortable bed. As owners we feel that our guests should have a good night’s rest.

Do I have to clean the home myself? Is there a Maid service? What do I do with the daily trash?

The home is cleaned thoroughly before you arrive. Please remember, however, the home is “self catering” so you will have to make your own beds while you are visiting! There is no daily maid service on the Resort, and no “fresh” linen or replacement towels will be provided. Trash collection days are Monday and Thursday. The trash bin is located near the back of the patio. Please dispose of your garbage waste appropriately because being in a tropical climate, food left out will attract bugs.

Let’s leave the bugs outside on the curb.

Are the Pools really heated all year?

YES, the swimming pool complex is heated permanently to a water temperature of 82ºF throughout the year. The waterslide, lazy river, adult pools, children’s pool, Jacuzzi/Spa are all heated. The Jacuzzi/Spa is as hot as a bath! I have personally used it, both in January and in May and is one of the best features of the resort in my opinion. It’s great!

Is the Resort suitable for Children?

YES ABSOLUTELY! The resort was designed entirely with children in mind! Even the big ones! There are 2 large pools, one shallow “zero entry” with a lapping edge for the smallest of tots, a waterslide, lazy river, waterfalls, Jacuzzi/Spa, Internet Cafe, etc. Regal Palms Resort features ‘Banana Jacks’ which is a Pirate themed indoor playground with interactive state-of-the art games where prizes can be won and delicious food is served.

I need Internet Access!

NO PROBLEM! We encourage you to bring your laptop with you on your vacation because our home is equipped with Free High Speed Wireless Internet access. The Clubhouse has an Internet Cafe with work stations and Free Wireless access.

Do I have to pay for the use of the pool or gym or amenities or facilities? What about Beach Towels & Inflatable?

There is a charge of $12.95 per day per home. Membership entitles guests access to all the facilities which includes full use of the Regal Palms Resort, the heated Water Park, Swimming Pools, Water Slide, Lazy River, heated Jacuzzi’s (as hot as a bath!), Gym, Sauna, Steam Room and fresh beach towels! The charge also contributes towards heating the pools. Remember the pool water is heated to 82ºF & the Water Park is open all year! ‘Personal’ services, such as pedicure, manicure, facial, massage, spray tan, etc are, naturally, all subject to additional charge. Large inflatables (such as giant blow-up alligators, floating arm chairs etc) are not permitted in the pool area for the comfort of the other guests. However, smaller inflatable’s can be purchased and used in the Lazy River.

Does the home/Regal Palms Resort have a Barbecue/BBQ?

Sorry, BBQ at the town home is not permitted. However, there are three conveniently located BBQ pavilions available within the resort.

Can I make long-distance telephone calls from the Florida vacation home?

Calls within the US, Canada and Mexico are all complimentary.

What is the Electrical Voltage in the USA?

The electrical voltage system in the United States is 110 Volts. If you are travelling from a country outside of North America, you will need a proper voltage converter along with adapters, in order to charge and operate your electrical appliances. However it is always best to check with the supplier/manufacturer of your equipment before you leave home that your charger can accept the lower American voltage supply & will work properly in the US.

What is the Home/Resort address?

For security reasons we do not publish the exact address of the home. However, the Resort address is; Regal Palms Resort, 2700 Sand Mine Road, Davenport, FLORIDA FL 33897.

What do I need to bring? Are Linens, Towels, Soap, Hair Dryer, Electric Iron, Ironing Board, Cutlery, Pots, Pans, Bleach, Vacuum Cleaner provided?

Leave the kitchen sink at home! All sheets, linens, towels, iron, ironing board & even hair dryers for use in the home are provided. As are all the utensils you need in the kitchen, such as pots, pans, cutlery etc, including a vacuum cleaner, electric iron, and mop & bucket. A small tablet of soap dresses the bathrooms, but you might like to bring your own shampoo, washcloth/face flannel and tablet of soap. Publix Supermarket is within 3 minutes walk, and Wal-Mart is a 5 minute drive away north on highway 27 to purchase any other home necessities. Beach Towels are provided for use at the swimming pool complex.

Is there a shallow area in the pool for babies and toddlers?

Yes, our zero entry pool is ideal for the smaller ones in the family, allowing them to splash and play safely. Older children will enjoy taking wet and wild rides down the resort’s waterslide…over and over again!

What time does the pool close at night?

The pool is open 7 days a week from 8:30 am until 11:00 pm.

Is the home air-conditioned?

YES, the home is fully air-conditioned. We ask that you please KEEP THE DOORS AND WINDOWS CLOSED. This will ensure the home maintains the temperature you want.

What kind of clothing do I require during my stay?

The following is a guide to the type of temperatures you can expect on your holiday.
SPRING: March – May
High temperatures in the upper 80’s, possible lows 50’s. Wear shorts and light clothing for daytime. Light sweater for cooler evenings.
SUMMER: June – September
Daily high temperatures in upper 90’s with evening temperatures averaging 70’s. Thunderstorms and showers likely in afternoons usually lasting about one hour. Wear shorts and light clothing. Sun protection is a MUST.
AUTUMN: October – Mid December
Daily temperatures around 89’s with evenings in the 60’s. Light clothing should be worn in the daytime with sweater or jacket for evenings.
WINTER: Mid December – February
Daily high temperatures in the 60’s to 70’s with lows in the 40’s. Shorts and light clothing may be worn in the daytime with jacket or light coat for evening wear.

Do you accept smokers?

I am sorry but inside the home is strictly NON SMOKING. This is a requirement of the Liability Insurance & for the comfort of other guests who will rent the home after you. However, you may smoke in designated areas of the resort.

What about Pets?

NO PETS allowed. This is a requirement of the Home Owners Association.

Does the home have a safe?

YES. The electronically operated floor safe is free of charge to use, and comes with its own simple instructions on how to program it with your own unique “pin” number. If service is required please contact our Management Company – Dream Villa Management at

What about if I want anything extra, like a crib or high chair or stroller or a Play-station or an X-box?

or families with small children we have provided you with a highchair, stroller and playpen for your convenience as well as a blue ray DVD Player with a selection of DVD’s for all ages, board games and reading material. Feel free to bring your own personal game equipment.

What about parking spaces?

The home has two dedicated parking spaces in the front of the property. You can see photos in the webpage. Parking is free to all guests and visitors of guests of Regal Palms. There is no parking for members of the public, except in the “Visitors” parking area, in front of the Clubhouse by Reception.

Should I rent a car?

YES! Renting a car is definitely a good idea. You don’t have to, of course, but we highly recommend you do especially if travelling with small children. Orlando Florida has a lot to offer! You’ll be missing out on most of the fun! Disney World with its 4 Theme Parks is approximately 15 minutes away by car. You will be paying a fortune in taxi fares, in which case you might just as well have rented a car for your convenience. You’ll also save a lot of time, and pack more in, if you can just jump in a car and go. Remember when you are driving in Orlando that you will come across toll roads, should you travel on these. The toll road fees range from approximately $1.00 and up. Most routes from the airport have toll fees.

How can you assure me that this is legitimate and not some internet scam?

Credibility is very important to us. I have published in my website under Resort and Location the address of Regal Palms Resort. Please feel free to contact the Resort, give them my full name Carlo Siinardi and they will assure you that I am a legitimate Owner.

Are the photographs and video on your webpage of your home?

Yes, all the photographs and video of our home on this website are of the actual home that you will be staying in.

Regal Palms Resort & Spa has been awarded the AAA/CAA Approved status and a Three Diamond Rating. This is the highest rating achievable for the Vacation Home product. Regal Palms Resort & Spa has also been given the Four Star rating by the Guild of Florida Owners (GFO), an independent organization. This rating is based on the quality and facilities offered in the vacation home rental market.
