Terms & Conditions
Please ensure you read and understand the following terms and conditions pertinent to your accommodation rental.
Whilst we reserve the right to increase or decrease accommodation prices at any time, we will confirm to you the current price at the time of booking. As soon as you have confirmed your booking and paid your deposit or full payment the cost of the rental is guaranteed against any further increase. This guarantee is offered subject to our terms and conditions and payment being adhered to and providing you do not make further amendments to your holiday arrangements.
The person, who authorizes our Terms and Conditions, certifies that he or she is authorized to agree with our Booking Terms and Conditions on behalf of all persons included on the Booking Form, including those substituted or added at a later date. The signatory must be a member of the party occupying the property and must be 25 years of age and older. Bookings cannot be accepted from parties of young people less than 25 years of age. If, in the opinion of any person in authority you appear to be unfit or are likely to cause disturbance or damage to our Home, we reserve the right to terminate your holiday arrangements with us. We also reserve the right to cancel any bookings made under false pretences, for groups exceeding the maximum occupancy of the villa or other legal reasons. We will not be liable to make alternative arrangements for accommodation nor will we cover any costs you incur or make any refunds.
A reservation deposit of $250.00 and a signed copy of our Terms & Conditions are required at initial booking to guarantee accommodations. The dates are not secured until confirmed and a deposit paid, all prices are subject to change without notice.
The final balance is due in full 8 weeks prior to arrival date.
If reservation is made within 70 days (approx) of arrival date, payment will be required in full. Most credit cards are accepted, electronic Echeque are accepted and payment through PayPal is also accepted.
Any cancellation made after the initial deposit of $250.00, it will be forfeited should cancellation occur. Cancellations made between 4 to 8 weeks of arrival date that result in a shortened stay, will result in a loss of the full deposit plus 50% of the balance. Also any extra service fees will also be deducted.
Cancellations made within 4 weeks of arrival date that result in a shortened stay, will forfeit full advance payment and security deposit. Cancellations or early departure does not warrant any refund of rent or deposit.
We reserve the right to treat the booking as cancelled if we do not receive the balance by the due date. In the unlikely event that circumstances beyond our control necessitate the cancellation of the rental arrangement, we reserve the right to cancel any bookings at any time and will only be liable to refund monies already paid by the Guest.
CHECK-IN TIME 4:00 PM
There is no early check-in time unless confirmed in writing, by ourselves, prior to check in. Check-In is done at the Reception Desk in the Clubhouse. The Reception Desk is open 24 hours a day, 7 days a week. So if you have a late flight, don’t worry.
CHECK-OUT TIME 10:00 AM
This agreement does not create a tenancy of residence. You must depart at the appropriate time.
To enter Our Home an electronic keypad has been installed and a secure personal code will be issued a few days prior to your check in date.
This is a non-smoking unit. All smoking must be done outside with the doors and windows kept closed so as not to let any smoke into the townhouse. Any extra cleaning charges needed because of smoking will be charged to your credit card. This includes, but is not limited to, bedding, drapes, furniture, and carpeting.
Per our Home Ownership Association rules, pets are not allowed in the townhouses or on the premises.
The resort is run like any hotel. When you check in at the Regal Palms reservation desk, you will complete the Resort Access Registration form, receive your Pool towel cards, wristbands, resort access cards and as well this is where you will pay the $12.95 per day plus taxes for resort access.
A $150.00 hold on your credit card will be taken upon check in for damages. At time of check out the home will be inspected for damages, if no damage reported the $150.00 hold will be taken off. If you do not have a credit card please note you must pay $250.00 cash upon check in and you will be mailed a cheque to you once Damages have been cleared. We strongly advise you bring with you a valid credit card to avoid this matter.
A $10.00 hold per Towel card(s) will also be held on your credit card. At the end of your stay make sure you return your towel card(s). If you do not return card(s) a $10.00 per non returned card will be charged against your credit card.
Please report any damages immediately to our Management Company – Dream Villa Management at Tel: 407-476-3760 at the time it happens.
The maximum number of guests staying in the townhouse will be maximum of 8 people. The townhouse is reserved exclusively for those on our booking form. Once the bookings have been made, the renter has agreed to abide by the rules of the owner and the resort.
The property will be treated with respect and left in the same condition as when the renter arrived. The renter will pay for any damage to the unit or loss.
NO daily maid service. This is a self-catered unit. However, if required you must inform owner ahead of time to make necessary arrangements.
Rates include a one-time linen/towel setup. Amenity fees are included in the rental except for any additional fees charged by the resort for rentals that are not stated as included by the owner.
Cleaning fees are inclusive for rentals of 7 nights or more. Stays of 1-6 nights will incur a cleaning fee of $99.00 US.

Guests are not to sublet or share the property except with persons nominated on the Booking Form. Guests are to permit the Owner or Property Management and their Agents reasonable access to the property to carry out any maintenance/repairs if necessary.
The owners do not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and/or the subsequent holiday. The Guest is responsible for taking out adequate insurance policy to cover all risks. This waiver is also applicable to people visiting the property as guests of the Guest(s).
The owners do not accept any liability for injury, damage or loss caused, or for any such claim by a third party as a consequence of actions by the Guest(s) and other people occupying the property during the period of your stay. Children must be supervised at ALL TIMES when using Regal Palms facilities and in our Home. No responsibility/liability will be accepted for any accident, injury or damage sustained during tenancy, regardless of however it may have occurred.
It is a condition of the rental that you should be considerate in your behaviour and keep noise levels to a reasonable level so as not to disturb our neighbours.
Wireless Internet connection is provided free of charge to our guests. There is also an Internet Café within the Regal Palms Club house. The owners will use their best endeavours to ensure that the service is available for use, but cannot be held responsible for any failures, or non-availability, of communication lines, hardware or software. When using the service you agree not to download or save any pornographic, offensive, obscene or illegal material or to conduct any illegal activity on the internet.
The owner is not responsible for any liability for events that are not under the owner’s, resorts, or property management’s control. “Force Majeure” refers to events or conditions that could not be foreseen or avoided, even with
due care. This includes but is not limited to:
Acts of God—natural disasters (earthquakes, hurricanes, floods, fire) Wars, riots or other major upheaval (war, threat of war, riot, civil commotion or strife, hostilities, terrorist activity, nuclear disaster, government action, technical problems with transportation, industrial dispute, or other events.
IT IS STRONGLY RECOMMENDED THAT GUESTS TAKE OUT HOLIDAY INSURANCE TO COVER CANCELLATION FEES AND ANY OTHER LOSSES WHICH MAY OCCUR.
We want our home to remain as clean and tidy for each and every visitor, so please respect our home and treat it with the care it deserves.
